SMARTCOAT is a comprehensive roof restoration product line from CertainTeed, including both acrylic and silicone coating solutions and all accessory components. The existing roof is cleaned, any major repairs are made, all penetrations and details are sealed and the entire surface coated and protected with a monolithic, durable liquid-applied membrane. SMARTCOAT restorations are eligible for 100% taxation write off in year one, as roof restoration is classified as a maintenance and not a capital expense.

Sure, just like painting your vehicle, there are several steps required and anyone can google those steps. Let’s go over those quickly so you’ll know what is involved. First you’ll need to power, pressure, or scrub brushes to wash the roof depending on the roof membrane. Next you’ll need to rinse, dry and repair any seams, old patches, curb repairs and parapet wall. Once that is ready, you’ll need to lift items from the deck, make any repairs, so that it is one continuous coating and reset those items when the area is completed. During this process, any curbs, pitch pans and walls will need to be coated. Lastly, you’ll need to haul away or dispose of job site debris.

Do you want the long version or the nuts and bolts version? If you are coating a steep slope metal roof, Acrylic is what we would recommend. For your flat roof, there are multiple reasons why SMARTCOAT’s Silicone is the preferred repair method.
First of all, Acrylic needs the humidity to stay below 85%. And then it requires 6-8 hours of curing time. SMARTCOAT has no humidity issues and can withstand rain within 15 minutes.
Second is the material costs. Acrylics’ solid contents are extremely low, typically 54%, equaling 46% of each bucket will evaporate upon curing. Additionally, the typical waste factor for acrylics is calculated at 20%.
Acrylics at 40% evaporation and 20% waste equals 60% more material
SMARTCOAT 450 Silicone is 95% high solids, equaling 5% evaporation, with a typical waste factor of 10%.
For a 20-year warranty, Acrylic requires 2 coatings and 3.75 gallons per square. (a square is 10 feet by 10 feet) SMARTCOAT only requires 2.5 gallons per square and that is accomplished in 1 coat.
Third, Ponding water causes the acrylic coating to fail. Ponding water is water that is on your roof 72 hours after a rain event. \
Ponding water is irrelevant to SMARTCOAT 450 Silicone. Silicone is the only product recognized by the NRCA (National Roofing Contractors Association) for acceptable use in ponding water applications. All other roofing product warranties are voided for ponding water situations.
Lastly, Acrylics and urethanes are famous for extreme chalking. Chalking causes loss of thickness and breakdown in the material. This is why additional thickness is required for acrylics vs SMARTCOAT 450 Silicone.
SMARTCOAT 450 Silicone does not chalk or degrade. The choice is still yours to make. What do you want on your roof?
As a commercial roofer, we’d love to replace your roof! There are roofs that do not qualify for SMARTCOAT. They have outlived their life and then we will need to address several issues.
1. We will need a crane to remove all of the HVAC units from the roof.
2. We will need to disrupt your day-to-day operations as we remove and replace your roof. This process can take up to 30 days for your roof.
3. Your roof will need to follow code requirements. Today that means R-30 for your roof instead of R-25.
4. Once your new roof is installed, a comprehensive service agreement is strongly recommended. Just like a warranty for a new car. Belts, Bulbs, Wipers, and Tires are not included. A strong service agreement will extend the life of your roof by years.
5. Costs. To replace a 100 Square roof can cost up to $180,000.00 Verses a coating that can cost $60-80,000.00 depending on the necessary repairs. That is a savings of more than 55%!
And you can write off the coating as maintenance up to 100% in the first year. A roof replacement needs to be depreciated for 27.5 years
The best news is you can coat your roof again in 20-years and receive another 20-year warranty!
Again the decision is up to you. Which way seems to be better for your current situation?
Unfortunately, I do not know what tomorrow holds. Will we have another mild winter or will we get pounded this year? With the amount of prior repairs that need to be replaced, and the repairs needed today, will they allow your roof another season of life? your roof qualifies for SMARTCOAT today. Next season it may not and then we are looking at a full roof replacement. When you have a leak in your roof it did not happen overnight.
Your roof substrate becomes water saturated and then the leaks manifest. Imagine your roof insulated board (ISO) with me. It has been saturated most of this season and you’ve been dealing with leaks. If it leaks during a new rain event, that means your ISO board has not had the time necessary to dry out. And now we enter into the winter season. Water can’t go anywhere. Your ISO board top layer freezes. Water expands. Your furnace kicks on and melts the ice. This keeps yoru ISO board saturated and leaks happen.
And what happens to water when it freezes? It expands. What is that contraction and expansion doing to your decking?
Snow on a leaky flat roof can cause severe damage by adding significant weight, leading to structural issues or collapse. It also exacerbates existing leaks by pooling on the surface and potentially entering through compromised areas, such as damaged flashing or membrane, causing internal water damage, rot, and mold.
